aurent is a technology platform — not a landlord, not an agent

This distinction matters — and understanding it sets the right expectations from the start. aurent provides the digital infrastructure that connects independent Hosts with Guests seeking furnished mid-term accommodation. All accommodation arrangements are License Agreements made directly between the Host and the Guest.

This model — used by global platforms like Airbnb and Booking.com — gives guests flexibility and hosts autonomy, while the platform provides standardised processes, a safe communication environment, and guest protections that a direct rental arrangement would not include.

aurent does not take sides in Host–Guest arrangements. Its role is to provide the tools, processes, and ecosystem that allow both parties to collaborate effectively and resolve situations independently.

What aurent provides

Booking infrastructure, payment processing, structured agreements, communication tools, check-in and check-out processes, guest support, and Deposit Protection for eligible stays.

What aurent does not do

Own or operate properties. Hold security deposits. Determine Host deductions. Act as landlord, property manager, or real estate agent. Take sides in disputes between Hosts and Guests.

What the Host is responsible for

Managing and maintaining the property, setting House Rules, coordinating check-in, and fulfilling all obligations owed to the Guest under the License Agreement.

What the Guest agrees to

A License Agreement to occupy the space — not a tenancy. Guests are responsible for maintaining the room and shared areas, following House Rules, and completing all required platform processes including checkout documentation.

All communication between Hosts and Guests flows through aurent's platform channels — creating a complete, auditable record of every interaction. This protects both parties: Guests have documented evidence of what was agreed, and Hosts have a clear record of what was communicated.

Every interaction contributes to scoring and reputation for both Hosts and Guests across the platform.

Host & Guest Reputation System

aurent builds a reputation score for every Host and Guest based on platform behaviour, communication, payments, and reviews. Hosts with strong reputations attract better guests. Guests with strong reputations get priority access to better properties. Both sides are accountable.

This system creates real incentives for good behaviour — beyond what a direct rental arrangement provides.

Guest Support & Host Escalation

When a guest has an issue, aurent's support team responds as quickly as possible using all available information about the Host and the property. If the issue cannot be resolved at platform level, it is escalated internally to ensure the Host responds through the platform's structured channels.

aurent does not take sides in Host–Guest disputes. Its role is to provide the tools and environment for both parties to reach resolution together.

From booking to checkout — what to expect

01 — BOOKING

You apply — the Host accepts

A Reservation is an application, not a confirmed booking. The Host reviews and accepts within 72 hours. Your stay is confirmed only after the Host accepts and your Guarantee Deposit is received.

02 — CHECK-IN

Coordinated by the Host

Check-in is managed by your Host. You'll receive the House Rules and a property condition report. Any issues with the property must be reported within 48 hours of arrival.

03 — YOUR STAY

You are responsible for the space

This is mid-term share accommodation — not a hotel. You are responsible for the day-to-day cleanliness and care of your room and shared areas.

04 — CHECKOUT

Complete the process first

Submit your Checkout Form through the platform before leaving. Completing this step is required to initiate the deposit refund process.

🛡️ Deposit Protection

What happens to your Guarantee Deposit

The Guarantee Deposit is a contractual security arrangement between the Host and the Guest — governed by the License Agreement. It is not a statutory tenancy bond and is not held by aurent.

For eligible stays, aurent offers Deposit Protection: if your Host fails to return the applicable balance within the required timeframe, you can submit a claim and aurent will cover the eligible amount — subject to the conditions below.

This protection exists specifically because aurent sits between you and the Host. It is a platform-level feature — not a guarantee that applies automatically or unconditionally.

The Guarantee Deposit is not a statutory bond under the Residential Tenancies Act. It is a private contractual arrangement between Host and Guest. aurent's Deposit Protection is a platform feature for eligible stays and is subject to claim conditions, documentation requirements, and processing timeframes.

Complete your Checkout Form

Submit the designated Checkout Form through the platform before leaving the property. This is the required first step — without it, the process cannot begin.

Host assessment period

The Host has 15 days following completed checkout to assess the property and return the applicable balance. Valid deductions for damages, unpaid amounts, or cleaning may apply.

Submit a Deposit Protection claim

If the Host has not returned the eligible balance within the required timeframe, submit a complete claim through the platform including all required documentation.

aurent covers the eligible amount

For approved claims on eligible stays, aurent processes the reimbursement within up to 45 business days of receiving a complete claim. Banking and processing timelines may affect final receipt.

Questions guests ask before booking

?Is my deposit protected if the Host doesn't return it?

For eligible stays, yes. aurent's Deposit Protection covers the applicable balance of your Guarantee Deposit if your Host fails to return it after the required timeframe. To activate this, you must complete the Checkout Form and submit a claim with full documentation. Processing takes up to 45 business days following a complete claim. This is a platform feature — not an automatic or unconditional refund.

?Why isn't the deposit lodged with the RTBA?

The Residential Tenancies Bond Authority applies to statutory tenancy agreements. aurent's arrangement is a License Agreement — a different legal structure that does not create a tenancy or leasehold interest. The Guarantee Deposit is governed by the License Agreement between Host and Guest. aurent's Deposit Protection provides a platform-level safety net for eligible stays that operates independently of the RTBA framework.

?If I have a problem with my Host, what does aurent do?

aurent's support team will respond as quickly as possible with all available information about the Host and the property. If the issue cannot be resolved through that information, it is escalated internally to ensure the Host responds through the platform's structured, traceable channels. aurent does not take sides or adjudicate between Hosts and Guests — its role is to provide the tools and environment for both parties to reach resolution together. All communication through the platform is documented and contributes to reputation scoring for both sides.

?Who is responsible if the property is not as described?

The Host is responsible for ensuring the property matches its listing. Any discrepancies must be reported within 48 hours of check-in — this is your window to formally raise the issue through the platform. aurent requires Hosts to maintain accurate listings and takes listing accuracy seriously as part of its verification process. Properties listed on Flatmates.com.au have undergone additional independent review before approval.

?How is aurent different from renting directly from a landlord?

Three key differences: (1) Flexibility — mid-term stays from 1 to 6 months in furnished rooms with included bills, without the commitment of a 12-month lease. (2) Structure — standardised License Agreements, digital processes, and a traceable communication environment that protects both sides. (3) Deposit Protection — a platform-level safety net for eligible stays that a direct arrangement would not provide. The trade-off is that you are a licensee, not a tenant — with different rights and responsibilities than a traditional rental.

?Is aurent a registered real estate agent in Australia?

No. aurent is incorporated in Delaware, United States, as aurent LLC, and operates globally as a technology platform. It is not registered as a real estate agent or property manager in Australia because it does not perform those functions. Its role is to connect independent Hosts and Guests through digital infrastructure — consistent with how global marketplace platforms operate across jurisdictions.
