How aurent Works

Everything you need to know before you book

From finding a room to getting your deposit back — here's the complete picture of how aurent works, what to expect at every stage, and what your responsibilities are as a guest.

aurent is a technology platform — not a landlord, property manager, or real estate agent. All accommodation arrangements are License Agreements made directly between independent Hosts and Guests. aurent provides the booking infrastructure, tools, and ecosystem that connect both parties and support them throughout the stay.

Step 01

Find your room

Browse furnished share houses in Melbourne and Sydney. Filter by city, suburb, or check-in date. Each listing shows photos, room details, pricing, house rules, and current flatmates.

Select your destination, preferred check-in date, and browse available properties. Open any listing to review:
  • Photos and floor plan
  • Room type, bed type, and weekly price
  • Amenities and included bills
  • House Rules set by the Host
  • Current flatmates — so you can picture the community before you commit
🗓️Schedule a visit — optional but recommended
Before booking, you can schedule an in-person visit to the property. The visit is coordinated by the Host, who will confirm your date and time and meet you at the property.

Why visit first? No surprises on move-in day. You see the actual room, meet potential flatmates, and can ask questions before committing.

Step 02

Apply and complete onboarding

A Reservation initiates your application and triggers the onboarding process immediately. The information you provide during onboarding is what the Host uses to decide whether to accept or reject your application.

📋Make your Reservation
Click Check Availability on the property page, select your room, and set your check-in and check-out dates. You'll see a full payment breakdown before you pay. If you have a coupon or referral code, enter it before completing payment.

Note: The License Start Date is the check-in date you select at the time of reservation — regardless of when the physical check-in takes place.
📄Complete onboarding immediately after payment
As soon as your Reservation payment is confirmed, you must complete all required documentation, identity verification, and onboarding steps through the platform. This information is provided to the Host so they can review your application.

Failure to complete onboarding will result in cancellation of your Reservation.
Host review — up to 72 hours
Once your onboarding is complete, the Host reviews your application and responds within 72 hours. In some cases, additional time may be required for verification or Host availability.

If the Host accepts: you proceed to the Guarantee Deposit payment to confirm your stay.
If the Host rejects: your Reservation payment is refunded and aurent's team will proactively offer alternative accommodation options.
If you cancel before acceptance: the Reservation payment is generally non-refundable as it covers the administrative blocking of that space.

Step 03

Pay your Guarantee Deposit and confirm

Your stay is confirmed only after the Guarantee Deposit is received and cleared. Access to the property will not be granted without it.

💳What is the Guarantee Deposit?
The Guarantee Deposit is a contractual security arrangement between you and the Host — not a statutory tenancy bond. It is held by the Host and may be applied toward valid deductions at checkout, such as damages, unpaid amounts, or cleaning beyond normal use.

It is not held by aurent. However, for eligible stays, aurent's Deposit Protection covers the return of your deposit if the Host fails to do so within the required timeframe — subject to completion of the checkout process and claim conditions.
🚪Access My Room — your guest portal
After your stay is confirmed, you'll receive access to My Room — your personal portal where you can manage payments, access your License Agreement and reservation documents, view check-in instructions, and handle everything before, during, and after your stay. Everything in one place.

Step 04

Check in

Check-in is coordinated by your Host. On arrival you receive access to the licensed space, House Rules, and a property condition report.

📸Report any issues within 48 hours
When you arrive, inspect the property carefully. If anything is damaged, missing, or doesn't match the listing, report it through the platform within 48 hours of check-in.

Failure to report issues within this window may be considered acceptance of the property condition. Document everything on arrival — photos with timestamps are your best protection.
📜Your License Agreement is now active
Your License Agreement grants you a personal and non-transferable right to occupy the designated space. It is not a tenancy under the Residential Tenancies Act — it carries different rights and responsibilities than a traditional rental. The License Start Date was set at the time of your reservation, regardless of the actual date of physical check-in.

Step 05

During your stay

This is mid-term share accommodation — not a hotel or short-term rental. Your responsibilities during the stay are defined in your License Agreement and House Rules from day one.

As a guest, you are responsible for:
  • Day-to-day cleanliness and care of your room and shared areas
  • Maintaining appliances, furniture, and fittings in good condition
  • Following the House Rules established by your Host
  • Paying all amounts in full and on time through designated platform channels
  • Reporting maintenance issues promptly through the platform rather than ignoring them
The Host is responsible for structural elements and legally required habitability standards.
💬All communication through the platform
Use aurent's platform channels to communicate with your Host. This creates a secure, traceable, and auditable record of every interaction — protecting both you and the Host if any situation arises. Platform communication also contributes to your reputation score, which matters for future bookings on aurent.
💰Late payments have consequences
All payments must be made in full by the applicable due date. If a payment is late, additional charges may apply — including a daily penalty of AUD $5 and administrative fees of up to AUD $90 per payment cycle. Questions or disputes about an amount do not suspend your obligation to pay on time.

Step 06

Check out and get your deposit back

Completing the checkout process correctly — with all payments up to date — is what unlocks your deposit return. Skipping any step delays or prevents processing regardless of property condition.

📝Clear all balances before checkout
The deposit return process cannot begin if there are outstanding balances on your account at the time of checkout. Ensure all payments are up to date — including rent, penalties, utility charges, or any other amounts owed — before initiating the checkout process.
📝Submit your Checkout Form first
Submit the designated Checkout Form through the platform before leaving the property. The checkout process is only considered complete once you have:
  • Vacated the property
  • Returned all keys and access devices
  • Settled all outstanding balances
  • Completed all required checkout documentation
Leaving without completing this process means the Host may conduct the final property assessment based on the condition at the time access is recovered.
🧹Leave it as you found it
The property must be returned in the same condition as check-in, accounting for normal wear and tear. Valid deductions the Host may apply to your Guarantee Deposit include damages beyond normal use, deep cleaning costs, missing items, and outstanding balances.

Your Guarantee Deposit — how it comes back to you

The process is straightforward when all balances are cleared and documentation is complete. Here's exactly what happens after you check out.

Clear all outstanding balances

Ensure all payments are up to date before checkout. The process cannot begin if your account has any pending amounts.

Submit your Checkout Form

Complete and submit the Checkout Form through the platform before vacating. Return all keys and access devices.

Host assessment — 15 days

The Host reviews the property condition and settles any valid deductions for damages, cleaning, or unpaid amounts.

Deposit returned by Host

If no deductions apply, the Host returns the eligible balance. If the Host fails to act — proceed to step 5.

Deposit Protection claim

Submit a complete claim through the platform. For eligible stays, aurent covers the applicable amount within up to 45 business days.

We're here to help — through the platform

When you have an issue, aurent's support team responds as quickly as possible using all available information about your Host and property. If the issue cannot be resolved at platform level, it is escalated internally to ensure your Host responds through the platform's structured, traceable channels.

aurent does not take sides in Host–Guest arrangements. Its role is to provide the tools, information, and ecosystem for both parties to work through situations together. All communication through the platform is documented and contributes to reputation scoring for both Hosts and Guests.
