Know our policy
Safety related activities

The rental operator must ensure the following:

  • An electrical safety check of all electrical installations, appliances, and fittings provided is conducted.
  • A gas safety check of all gas installations and fittings in the rental property is conducted.
  • If the rental property contains a swimming pool, that the swimming pool barrier is maintained in good repair.
  • If the rental property is located in a bushfire-prone area and is required to have a water tank for bushfire safety and firefighting purposes, the rental operator must ensure the water tank and any connected infrastructure are maintained in good repair as required.
Basic guidelines

Rent

  • The minimum length of the Agreement is 3 months.
  • The Agreement is of indefinite duration; therefore, it does not terminate automatically after three months.
  • If a resident decides to stay beyond the initial 3 months, they will continue to pay the rent as usual every 2/4 weeks, depending on the agreement with each resident.
  • If the move-in date is more than 14 days after the booking date, the resident will need to pay rent (at a 50% discount) for the days during which the room is reserved but not used.
  • The rental operator must give the residents at least 7 days notice of a proposed rent increase or in the event they need to vacate the property, which can be driven by a sudden inflationary crisis or landlord decisions, among others.
  • Rent cannot be increased more than once every 3 months.
  • Only bank transfers are accepted for rent payments. If residents move into the rental property within 48 hours or less, the reservation fee payment must be made by card, with a surcharge of 5%.
  • The residents acknowledge and agree that all payments must be made on or before the due date and must be paid in full. Partial payments or payments made at different times are not acceptable. A late payment penalty of $5 per day will be charged for every day the payment is not reflecting in our bank account, regardless of when the payment was made or when the proof of payment was sent. We suggest making payments 3 days in advance.
  • The residents agree to pay a Guarantee Deposit equal to 4 weeks rent, payable only if they choose to stay. The Guarantee Deposit is payable up to 7 days after moving in.
  • The residents agree to a late payment penalty of $5 per day for any delayed payment. A 7-day delay in payment shall be grounds for the early termination of this Agreement due to non-compliance, with a potential loss of the Guarantee Deposit.
  • Guarantee Deposit cannot be used as rent payment.
  • Check-In Date and Payment Schedule: The valid check-in date is the one specified in the agreement, regardless of the actual date of entry into the property. Therefore, the bond and rent payment dates are guided by the check-in date specified in the agreement.
  • The check-in time is between 3:00 pm and 10:00 pm. Should residents enter the property outside this timeframe, a penalty fee of AUD 500 will be charged.
  • The residents agree to reside only in the room they have booked. Room changing without permission will result in fines starting at $240.
  • 100% Satisfaction guarantee: The residents have up to the 7th day from the Agreement start date to terminate the Agreement without penalty.
  • A professional cleaning is conducted before the residents move in.
  • Bedroom keys are not provided due to safety and fire risk concerns. Room locks are prohibited.
  • Residents are allowed to make only one free property move to another of our properties during their entire tenancy. Any subsequent moves will incur a cost of $240.
  • Pets and kids are not allowed in the rental property.
  • Unauthorized adjustments, relocations, item additions, extreme dirtiness, or untidiness may result in fines starting at $240.
  • The entire rental property, including all furniture and equipment, must be cared for by the residents as if they were the owners. Maintenance and cleaning are the responsibility of the residents.
  • Residents must take care to avoid damaging the rental property, furniture, and home appliances. Failure to do so may result in the loss of the Guarantee Deposit.
  • The indoor area of the rental property is a smoke-free zone.
Check-out

The residents:

  • Agree that to ensure the validity of the check-out notice, it is required that the Check-out Form be completed and the Check-out APPENDIX be signed.
  • Agree that once a check-out date is confirmed by them, it cannot be changed.
  • Must give at least 4 weeks' written notice to the rental operator to vacate the rental property. Failure to provide notice will result in the loss of the Guarantee Deposit and additional break lease fees.
  • Agree that breaking the lease early (before 3 months from the start date) will result in the loss of four weeks' rent, deducted from the Guarantee Deposit.
  • Agree that if they decide to leave before the last day of rent paid, the unused days won't be refunded.
  • Agree that upon notice to vacate, the rental operator may bring potential future residents into their bedroom to view the rental property at any reasonable time. The residents agree to keep their room clean and tidy during this period.
  • Agree to leave the rental property by 10 am on the vacating day.
  • Agree that all keys and remote controls must be returned by 10 am on the vacating day to the rental operator staff. In case there is no staff available, residents agree to leave them in a specific location indicated by the operator. Lost keys, remote controls, electronic, and security keys and/or not leaving them where indicated, will incur a minimum charge of $240 per unit.
  • Agree to return their bedroom and the entire rental property in the same condition as when they moved in, clean out the common areas, and discard any personal belongings left behind by 10 am on the vacating day. Failure to do so will result in a minimum charge of $240 for third-party cleaning.
  • Agree to keep the grass short (not exceeding ankle height), and the plants neatly trimmed.
  • Agree that If anything is found to be damaged or missing in the room, the rental operator will replace the missing item or repair the damage, and the resident will be charged for it. Any difference in the room´s condition at the beginning of the tenancy will result in costs deducted from the resident´s Guarantee Deposit. The cost of replacement or repair of elements will also be discounted, plus 20% for the management of the task, starting from a minimum of $240.
  • Agree that the Guarantee Deposit will be returned within 10 business days after the check-out.
  • Agree that the rental operator cannot be used as a rental reference for future rental applications.
Breach of the Agreement by the residents
  • Any breach of the Agreement by the residents must be promptly rectified, and they are responsible for covering the reasonable expenses of such rectification.
  • If the residents are in breach of their obligations under this Agreement, the rental operator may, if the residents fail to rectify the breach promptly, undertake such rectification and claim the total cost from the Guarantee Deposit.
  • In the event of a breach of the Agreement, the rental operator reserves the right to evict them and repossess the rental property.
  • Consuming illicit drugs and/or being intoxicated or under the influence of illicit drugs, or engaging in any illegal activity, may result in default and termination of this Agreement.
  • If other residents request the cancellation of a resident's Agreement due to reasonable causes such as excessive untidiness, abusive behavior, or violation of any Agreement rule, the resident will be notified so they can address the issue with the other residents. If attempts to resolve the situation are unsuccessful, the Agreement will be terminated.
  • If residents cause disturbances to neighbors by disrespecting rules around communal living (for example: smoking, talking loudly, not respecting late hours, dropping trash or waste in common areas, parking in unauthorized spots, etc.), the rental operator may terminate the agreement, evict them immediately, and charge fines starting at AUD 500 per resident.
  • In addition to the above, residents shall be subject to a fine of no less than $240 for each breach or violation of this Agreement.
  • There is a penalty of $5 per day for any delayed rectification, effective from the date of the notification of the breach until the rectification is done. This amount will be charged with the following rent payment.
Bills
  • Unless otherwise specified, electricity bills are not included in the rent. Electricity expenses will be divided equally per room and must be paid together with the rent in a single payment.
  • Gas bills are included in the rent, with a usage limit. If the gas bill exceeds $20 per room, per month, the excess amount will be divided equally per room and must be paid together with the rent in a single payment.
  • Water and internet bills are included in the rent, without any usage limit.
  • Bills will not be sent to residents for administrative reasons.
Urgent repairs
  • The rental operator must ensure that the rental property is provided and maintained in good repair. If there is a need for urgent repair, the residents should notify the rental operator promptly.
Condition report
  • The residents must be given a condition report and inventory on or before the move-in date.
  • The residents have up to 72 hours from the Agreement commencement date to report any damage to the rental property, damage to items in the rental property, or missing inventory. Otherwise, it is considered as received complete and in perfect condition, so they will not be able to claim in the future for damage or missing inventory.
Use of the rental property
  • The residents:
    • Have the right to reside in their room and use the facilities of the rental property.
    • Are entitled to quiet enjoyment of the rental property and must not do anything to disturb the privacy and peace and quiet of other residents and neighbors.
    • Will not use, allow or cause the rental property to be used for any illegal purpose.
    • Must keep and leave the whole rental property in perfect clean conditions.
    • Will return the room in the same condition when given, reasonably clean and with no missing items.
    • Agrees that only individuals who have signed the Agreement are permitted to reside in the rental property. Should a visitor stay for two or more days in a week, they will be regarded as a new resident, necessitating the signing of a new agreement and payment of an additional $35 for couples.
Condition of the rental property
  • The rental operator:
    • Must ensure that the room complies with any applicable rental property standards and is vacant and reasonably clean when residents move in.
    • Meets the rental minimum standards for locks and window locks.
    • Must ensure that the residents have access to food preparation facilities such as an oven and cook-top which are in good working order.
    • Must ensure that the rental property meets public health and wellbeing laws such as providing at least one toilet for every ten people.
  • The residents:
    • Must not remove, deactivate or interfere with safety devices in the rental property.
    • Must seek the rental operator’s written consent before installing any other fixtures, altering or renovating or making additions to the rental property.
Repairs and maintenance
  • The residents will:
    • Keep the rooms in a reasonable state of cleanliness and will notify the rental operator in case of any damage or state of disrepair that arises during the Agreement.
    • Keep the rooms in a condition that does not give rise to a fire or health hazard.
    • Not remove mattresses from the beds and place them on the floor.
    • Maintain the rooms and common areas in their original condition, clean and tidy, with no alterations or furniture movement permitted, unless written authorization is given by the rental operator.
    • Replace, at their own cost, all consumable cleaning, bathroom, and kitchen products that run out, including batteries and light bulbs.
    • Handle the repair or replacement of any piece of furniture or equipment in the rooms and common areas due to breakage or loss. Both the cost of the item and service will be at the expense of the residents. If needed, the rental operator will handle the task and charge the residents with the cost. Residents must notify the rental operator with reasonable time to deliver a solution promptly.
    • Allow the rental operator or any tradespeople reasonable access to carry out any such repairs.
    • If the room is equipped with a lock, it must be left open whenever requested by the rental operator, during pest control, and at check-out.
    • In the event that access to the room requires breaking the lock, the tenant will be responsible for covering the cost of the repair, locksmith services, and a fine starting from AUD 400.
    • If the tenant is locked out of the room, they will be responsible for the cost of the repair and locksmith services.
    • Internet Use: Residents acknowledge that the rental operator is not responsible for the provision or quality of internet services in the rented premises.
    • Service Interruptions: Residents understands that from time to time, internet services may experience disruptions or outages due to factors beyond the rental operator´s control, such as maintenance, technical issues, or force majeure events. The rental operator will not be held responsible for any inconvenience, loss, or damages arising from such interruptions. If the residents wish to improve the service, they may purchase the necessary technology at their own expenses.
  • Urgent repairs:
    • In case of failure or breakdown of any essential or appliance provided for hot water, cooking, heating, or laundering supplied by the rental operator, the rental operator will carry out its repair/replacement after being notified, every time the mentioned failure/breakdown is due to normal usage, unforeseen circumstances, or force majeure.
    • The residents may arrange for urgent repairs to be done if the rental operator takes more than the reasonable time to do it or has not carried it out. In this case, the residents will be reimbursed directly by the rental operator for the reasonable cost of repairs up to $500.
  • About exterior spaces:
    • The maintenance of the exterior spaces of the rental property is the responsibility of the residents. This includes patios, front yards, backyards, gardens, swimming pools, and all other areas within the rental property's exterior. Grass should be kept short (not exceeding ankle height), and plants should be neatly trimmed to avoid obstructing pathways. Maintenance should be performed every 45 days, and failure to do so will result in the hiring of a professional gardener, with the cost covered by the residents.
  • About pest control:
    • Every 4 to 5 months, the rental operator will organize a pest control or fumigation service at the rental property. For safety and health reasons, the rental property must be vacated for a period of 2-6 hours during this service, and all rooms should be left open and unlocked for this purpose. Failure to vacate during the designated times will result in fines starting at $200.
    • If it is determined that pest problems arise due to poor and/or unreasonable cleaning conditions or untidiness within the rental property, residents will be responsible for the cost of pest control or fumigation.
  • About cleaning service:
    • The cleaning schedule will be conducted at least every 2 months, coinciding with check-outs. Additional cleaning services may be provided as needed, which may not align with the regular schedule.
    • If it is determined that the rental property is being maintained in poor and/or unreasonable cleaning conditions, residents will be responsible for the cost of the cleaning service provided.
Access and entry
  • The rental operator can enter the rental property:
    • Where access is required to save life or property.
    • To provide necessary services at a time specified in the rental property rules.
    • To show the rental property to a prospective buyer, lender, or prospective residents.
    • If it is believed that a resident has failed to fulfill their duties under the Act.
    • To conduct inspections of the rental property.
    • Additionally, the entire rental property will be inspected by the rental operator once a month.
Noise restrictions

The residents agree to comply with government regulations regarding noise. Prohibited times apply when noise is audible from inside a habitable room of another residential premises. Any residential noise may be deemed unreasonable outside of these prohibited times:

  • The rental operator can enter the rental property:
    • Where access is required to save life or property.
    • To provide necessary services at a time specified in the rental property rules.
    • To show the rental property to a prospective buyer, lender, or prospective residents.
    • If it is believed that a resident has failed to fulfill their duties under the Act.
    • To conduct inspections of the rental property.
    • Additionally, the entire rental property will be inspected by the rental operator once a month.
